Coleman Evcon 4000 Series Roof Jack

How much lift should you get out of a 4000 series roof Jack? Furnace is only 16 years old and the roof jack rusted out at the cap.  Debris fell down and clogged the baffle at the hx.  Replaced the roofjack, but the outlet tube of the hx where the roofjack seats was rusted pretty good.  Would it help to use some high temp sealant where the bottom of the exhaust cap meets the top of the fresh air intake cap?  This seems to be where it rusted first allowed it to spread.
