Condensation problem with a High efficiency boiler

My mother has a high efficiency boiler and is having problems with condensation

Lochinvar type boiler, about 10 years old.

The condensation is in the wall around the fireplace.  The furnace vents through the fireplace.  The condensation is causing the ceiling to get wet enough to soak through the plaster and paint.  What do you recommend to fix this problem?  Lives in high humidity area with lots of rain.

    There are too many variables. You need a qualified contractor on-site to evaluate the problem. It is not a simple problem that could be fixed by a homeowner.
