one pipe steam in office bldg

I am currently restoring proper operation in an old neglected system, HOT?COLD complaints

My theory,

1-replace main vents from 1950's

2-install thermostatic radiator air vents with vacuum breakers (kit)

3-install tekmar control to time boiler cycles (adding a controlled off time) to allow system to drop steam from system every so often this should allow allow thermostatic air vents to first draw in air and use that air to lock out individual radiators as building loads change through the day from occupied to unoccupied and handle changing heating loads from lunch rush and so on.

too much? too little? did I miss anything??

restoration one step at a time

try to do this one step at a time:

1.massive main venting-aim for steam to get to all radiators simultaneously on the top floor [may need riser venting]

    2.vaporstat with 0-15 ounce gauge.

3.choose location for good thermostat sensor or tekmar.

4.after finding the few areas which are over-heated, put in trv's.

post some pictures of the boiler piping.--nbc
