Need help choosing gas boiler

I previously posted regarding my gas boliler "gas furnace help" I have not been able to get it running correctly. Gas co cleaned pilot and installed autopilot for $290 still doesn't work they think its the gas valve and because the boiler is an old columbia around 40 years old they claim there is no gas valve for it and the system has to be revamped with all new parts at a cost of $800-$900. I am looking at replacing it and would appreciate suggestions. This is a town house style apartment 920 sqft 2 levels, livingroom and kitchen on level one and 2brs and bath on second level. Water baseboard heat. It is a rental unit I plan on holding at least 7-10 more years if not longer. Thanks for the help.

Boiler
I think you mean you mean you need a boiler not a furnace. Small condensing boiler like a Triangle PS60 or similar.There was an error rendering this rich post.
