Sections keep failing

I have a number of low pressure steam boilers that handle 20+ unit apartment buildings. I seem to only get about 7-8 years out of them until there is a section failure. These buildings are turn of the century with low boiler rooms. The basements get very humid in the summers. Could that cause them to rot from the inside out?

Water problems
Where are you located? Some areas have high chlorides in the water which can shorten the boiler's life. Excess fresh water being added to the boiler can also cause problems. Any odd ball chemicals or fertilizers stored near the boiler?
You might want to talk to the boiler manufacturer and/or a water specialist like Rhomar Water http://www.rhomarwater.com/services/ as they maybe able to help you.
