Steam boiler sizing

I am a newbie but with some help from the internet I am trying to size the steam boiler I will need.
I am replacing an old oil fired boiler to a gas fired steam boiler.
These are the sizes for the radiators:
Width of each column on "Old
Raditor" = 3.5 inches
26" * 11 (Sections) * 2 Columns ("old raditor style"..see attached pic)
22" * 11 (Sections) * 2 Columns ("old raditor style"..see attached pic)
22" * 11 (Sections) * 2 Columns ("old raditor style"..see attached pic)
36" * 6 (Sections) * 2 Columns ("old raditor style"..see attached pic)
36" * 6 (Sections) * 2 Columns ("old raditor style"..see attached pic)
25" * 6 (section) * 4 Tubes ("new raditor style"..see attached pic)
25" * 10 (section) * 4
Tubes ("new raditor style"..see attached pic)
25" * 10 (section) * 4 Tubes ("new raditor style"..see attached pic)
Toilet has Wall raditor the diamenion is 29 inches Length * 22 Inches
High * 6 inches deep... it is setup in between the bathroom wall...I
think this type of radiator is called WALL RADITOR
Total 9 Raditors.I have measured the height from the floor to
the top of the Radiator.
PER MY CALCULATION MY TOTAL SQ FT EDR IS 267.CAN YOU EXPERTS VERFIY THIS.
SECONDLY I AM LOOKING AT A BOILER SPEC SHEET AND THE COLUMN "IBR NET RATING STEAM SQ FT BOILER" IS THEO NE THAT SHALL BE CLOSET TO 269.CORRECT.if so it tell me 64000 btu/hr ibr net rating.i dont understand what is doe rating...all in all what should be the size of the bolier..my installer is ball parking it at 446 ibr sq ft.
should i go with his ballpark...what downside or upside i have going with his recommendation...please help...i have attached pics of the radiators..
