Need a New Furnace, maybe, help!

in Gas Heating
We have a 100 year old brooklyn row house which we've owned for a little over a year. The furnace is a Thatcher, and not turning on right now. Yes, the pilot light is lit. I'm told they stopped making this brand in 1963. So clearly, I need someone to make a service call tomorrow. But in the meantime, any advice if I need to replace on a great model to install? Four-story, three family house. Getting chilly....

Is it a furnace or a boiler?
Furnace is for forced air, boiler is for hot water or steam.Cost is what you spend , value is what you get.
