Help Deciding on replacement boiler for small addition

Hi All,

I really don't know what to do in my current situation. I have a 1600 sqft home heated by steam, and a 320 sqft addition that is heated by a 26 yr old Well McClain 55000 BTU output boiler. The boiler is on its last legs and I need to consider replacement

My local heating guy says I can get a direct replacement for the boiler installed for $3100 but that won't be a high efficiency unit. Given that I'm only heating 320 sq ft is it really worth the added expenditure of a high efficiency unit for such a small space.

Could I run a couple of radiant zones from this boiler in the future to use up some of the BTUs? According to most calculations I only need 16000 BTUs for the addition space.
