Need help with a purchase of a new boiler.

Hello,
I am looking to purchase a gas/boiler for our 2nd floor two family house. The 2nd floor is about 880 Sq Ft, it has 3yrs old baseboard/water heating installed which is hooked up to 1st floor oil furnace, the 2nd floor does not have a thermostat and get very warm, we adjust the temperature by the valve in the basement.
So i need advice in purchasing the gas boiler I figured around 30K BTU's good one but not top of the line something affordable that wont break the banks.

You can zone the current boiler
it can have a separate thermostat for each floor. Most boilers fire higher than 30K but some can ramp down to that on low fire. Have you had any professionals look at this ?Cost is what you spend , value is what you get.

right now 2nd floor is attached to 1st floor output pipes with a pump so its just stealing from 1st floor. We just want both floors separate since 2nd floor will be up for rent soon. It was OK, family is living there now but once they move out we need separate systems. No professionals looked at it yet but I'm just looking at the boilers and all my options for now. i saw few boilers from Weil McLain are they pretty good?

Its the installer not the boiler
looking for a great boiler is of little use if not installed well. We all have horror stories of poorly installed high end boilers. I install Weil McLain as well as most other top name boilers.Cost is what you spend , value is what you get.
