    alot more info needed

there's alot more info needed to give you any reasonable assistance .. and any photos you can include of the boiler system would be wonderful as well.

what type of boiler is it?

what temp is the aquastat set to?

what is the connected EDR load and boiler steam rating?

what kind of burner are you running?

what does your near boiler piping look like?

    what is your water quality?

where is the water level in your glass gauge?

    what are your pressure settings?

is this a tankless coils system or indirect system?

how long is the boiler running before sending steam upstairs?

answering these questions would give folks here an opportunity to ponder your problem...i'm probably leaving a few things out or have asked irrelevant things, but it's a start to get an idea of your setup.
