Not doing much service work these days but when a guy who works with my wife asked for some help, I was willing to listen. When he said he had recently purchased a 2 family and he had steam heat, I was all ears. His complaint was that he finally got a tenant for the first floor but she immediately complained of a lack of hot water.

I stopped by on Friday, knowing that no one was in the building and when to first floor....sure enough,  90 degree water for about 1 minute, then cold. Going to the boiler, I immediately checked the aquastat and found it set at 100.....DUH !!!

Reset it to 180 and voila...hot water. After checking the operations and setting the proper temp, the fun began. I got to leave him a bill.....

It said: adjustment of control....no charge

          Knowing which control and how much to adjust......priceless !!!!

He got a big laugh from it and called me to order a complete maintenance and adjustment of both systems, ASAP !!! 

He's a medical professional.....who say's we charge too much ?????
