I have a 6 room apartment with, what I believe is, an old coal converted to oil fired boiler (1 pipe steam system).  Its still running fine but the bottom is showing lots of rust and I want to be more proactive then reactive (see picture)  I have measured the (6) radiators I have included a picture of the type. the one in the picture is a 2x12 if I read the cart correctly that radiator has 26sq-ft of volume.   I have added up square footage of all the radiators and come up with a total of 153 sqft x1.5= 229.5

230sqft x 240= 55,200 BTU

Have I done my math correctly?  This seems like a pretty small boiler, then again its only a (6)rm first floor apartment.
