Also looking on the web, what do you guys think is the best steam system for a house with 2300 sf and the IBR totals are 571 sf on the Radiators and 170 sf on the pipes as the 1 /3 rule ?

Depends
on whether you'll be burning oil or gas. If oil, the Burnham MegaSteam 629 would be my choice. On gas, the Smith G8-S-6 or Slant/Fin Intrepid TR-40 would be the best choice. These last two are wet-base boilers normally sold as oil-fired units, but their manufacturers have certified them with gas burners too. They offer better efficiency than standard atmospheric gas boilers, and can be changed to oil firing later on if you wish.
