Bladder Tank 104GPM, install 2008
Modulating Smith Boiler with Blending Valve, Install 2008

Start the boiler from ambient(cold) temps. Pressure climbs as does the water temp, when temp is reached and blending valve begins to modulate the pressure will drop below 5 pounds, when this happens the PRV (12lb) allows makeup. But with this makeup my pressure climbs to high, and then my 40lb saftey's on boiler lift. The PRV continues to see drop and makeup is the end result.The bladder tank appears to be out of the loop during these pressure drops, but we all know the bladder is to aid in either direction. I have been at this game a while, but I guess not long enough. If anyone has thoughts or ideas please feel free to extend.

    where is all of the equipment connected --(pumps,air seperator,PRV ? what pressure do you have in your system? what is the air pressure of the bladder tank when it is isolated from the system? is the tank piped in a place where it is not isolated from the boiler at all times?

    Where is the point of no pressure change (expansion tank ) connected to the system, and what direction is the pump moving water in regards to that point (towards, or away from), and where is the make up connected in relation to all that.

    Could be something as simple as a defective PRV, but who knows.... Gotta cover ALL the bases.

    Perhaps I'm missing something obvious, but it seems to me that the only way the pressure can be dropping at some point in the system (unless there's a leak) is due to the pressure differential caused by the circulator. If the PRV is "seeing" that pressure drop, either (i) it must be connected somewhere other than at the expansion tank (PONPC) or (ii) the expansion tank is too small. No?

    to add to what everybody else said....is the system full of water to the highest point? need to go to the top,and hpefully with all zones or valves calling for heat,check to see how the pressure is at the top..
