you can get now, are actually wet-base units that can be fired by an oil burner or a power gas burner. The Slant/Fin Intrepid and Smith 8 series are two such units. Their thermal efficiency is 6-7% better than the typical atmospheric gas boiler. The Smith is EnergyStar approved for oil, not sure if that holds true on gas.

The king of residential steam boilers is Burnham's MegaSteam, which is also EnergyStar rated. Unfortunately, it's only approved for oil firing, not gas.

You need to match the boiler size to the radiation each system has. Oversizing and undersizing is incredibly wasteful.

    I am thinking of replacing 2 ancient and one relatively new oil boilers(steam) in a 3 unit building....looking to go to gas. Any advice?

    i don't think there are any high efficiency steam boilers that qualify for higher rebates. I have been told I need to line the chimney if going to gas(the gas hw heaters are already in place).

    I like gas so I don't have to worry about oil spills/running out/etc.

    Any advice? Each unit is about 1000 sq feet. I would expect the smallest unit I can find will drive the 5-6 rads per unit.
