Bradford-White 98 Gal Gas H/W Heater

Have a Bradford-White 98 gal gas h/w heater in 19 unit, 3-story apartment building in NJ. Model D100T2503NA. Approx. 10 years old. Looking for direction on cleaning interior to boost efficiency. Thanks.

    You can flush the bottom but that is all. There will be no gain as such and the unit is due to be replaced anyways. I would not touch it more than that. The failures are around where the firetubes are welded to the tank, according to a study done with our retuned tanks to the Natural Gas Technology Center.

    I'm going to suggest...

    ... you pull an anode and have a look. If there is any sacrificial metal left on the core wire, the tank is probably in OK condition. Questions becomes "What makes the best sense long term." and that requires understanding all costs. You might find www.waterheaterrescue.com to be of some use.
