looking for small boiler for radiant kitchen flr.

looking at options have a radiant job with an existing steam boiler which already has a hot water loop of baseboard off of it for basement heat. have done jobs in past using a heat exchange.just wondering if ther was a way to go which is not gonna be way more expensive. i would like to use a small condesating boiler but venting options limited would most likely have to use existing chimney(house is connected on both sides only gutting kitchen)any suggestions or advice would be greatly appericated.may just have to go with the original plan of heat exchanger

In a situation like that I would use a Laing EHR heater. They are simple, small, and they include the circulator and basic control.
