hydrothrem celtic 50 mbtu replacement opts.

wondering what's out there for a replacement that will work with a existing concentric intake /exhaust and only about 50 mbtu ,this sytem is a single zone basboard with a indirect tank that,s about 7 years old ,there's no place to pump condensate to so a mod con is outta the question and the boiler room already has about 6 celtics existing so there not much wall room nor room to convert a 2 pipe seperate vent to a concentric kit just ain't any room ,looked at baxi except smallest unit avaiable is 38 to about 112 btu non condensing and i,m a little worried about short cycling ,i was thinking of using there combi unit except the water is from a town water co and is very hard ,the celtic in question is about 20 years old and has had varios leaks from circ pump housing to the plastic what looks like a air bleeder to a very bad sounding combustion fan ,from the looks of it this unit has never really seen any service and alot of leaks witch are sealed with calium build up ,upon reversing a backwards installed zone valve i bleed the system and the condition of the water i bleed was not looking good brown and muddie with alot of particals of what looked like calium chips ,2 other celtic where replced by others using cosmogas units 1 combo unit and the other using a indirect but from what i was seeing i know these unit where way oversized and i would guess where set up to constant maintan to boiler at 160 for domestic water i have in the past worked on older cosmgas units and i was not to impressed espically on dhw production each one had a back up electric water heater for domestic because the unit did not keep up with use so contractors installed electrics and wired them and told HO they where storage tank BS thanks for any ideas clammy
