Emergency steamer replacement ( Ron Jr. )
Once again , the homeowner was shocked by how small the new boiler is . We'll be going back in a few days to thoroughly clean the returns . The zone off the coil worked too well . The temp gauge read 230 degrees . We might pipe in a bypass to throttle it down a bit .

This job came in late yesterday morning
No LWCO and the boiler dry fired . Another home with no easy access to the basement . Which was finished all the way to the closet the boiler and heater sit in . Challenging to try and clean up the chamber without disturbing it too much . Billy did that part pretty damn good . The return pipe was plugged solid . Not with barnacle hard deposits , just the primordial ooze that can be cleaned with some TLC .0 -
What is that old management triangle,
"Good, Fast or Cheap, pick any two".
I know we do not speak dollars here, but dang, you got Good and Fast down to a science, all of you. I bet it never worked that way and has lots more A dimension now too.0 -
I totally agree Brad, good and fast, could be a new name brand.
Ron, kudos to all three of you. I like to think we are good and pretty fast but can you say Ferrari!!! Good show. Tim0 -
Question...

Brad
It was a fast job . I would have preferred to pipe in both boiler risers but it's not a requirement . Thanks Brad .0 -
We did have some help
There were 4 of us for the rip out and humping down of the new boiler . Then Billy left us high and dry
Thanks Tim .0 -

looks good!
I changed the exact same boiler in hot water trim Mon-Tues. Rest of the week was doing a zone of Joist Trac radiant to go with new boiler.
I can appreciate what the boys are going through demo-ing. Fortunately, I was able to get the Electro Truck under the firebox and get it out in one piece, otherwise I would have been doing the splitting and the buckets!
And, I was blessed w/ a walkout to the driveway0 -
Zone off the coil?
Does "zone off the coil" mean a radiant floor water circuit? I am about to kick off a kitchen remodel, and we are having trouble figuring what to do with the radiator. Were planning to try and re-pipe the steam about 5 feet away from where it is now. Would it be a reasonable alternative to replace it with radiant floor? The floor will be torn up anyway for the remodel. Would this be much more $$ than relocating the cast iron?0 -
Yes it would
and it would introduce a lot of mechanical complication as well. Keep the steam.

I've done it
And the customer called back after the first season with their newly renovated radiant sunroom saying it's their favorite room in the house . Mainly because of the views ( Lloyd Neck , NY ) . But they couldn't get over how the kids loved playing on the floor because it was always warm when cold outside .
We used the internal coil on the new steam boiler to heat the radiant . Frank is right , it'll cost more and be more complicated to control than a simple steam rad . But take it from a guy who's lived in both types of heated homes - steam and radiant . I'd choose radiant .0 -
Thank you Gerry
I appreciate the kind words .0 -
time needed for replacement?
maybe some installers are afraid to work as fast as would be possible for fear of not being able to justify the bill [not talking about anyone here naturally].
we had a lot of work done on our slate roof, and our roofer seemed to operate like that. if he had worked every day possible, from start to finish, then his hours could have been easier to count. as it was, he was there every couple of days working, and seemed to take a long time to finish up. the price had been agreed, so that didn't change. it just mean't putting up with ladders longer than i would have liked.
on the other hand, maybe the reason for his odd schedule was hangovers!--nbc0 -
Dirty Water
Now, I read an article written by Dan saying that it can be problematic to do radiant off a steam boiler because the water is too dirty. He recommends baseboard for that reason.0 -
No dirty water
I think the article you're mentioning is about using steam boiler water for the hot water zone . What we did is use the internal coil as a heat exchanger for baseboard heat or radiant . By using a heat exchanger , the water zone is a closed loop and is isolated from the dirty steam boiler water . If your boiler does not have a port for a coil , you can always use an external heat exchanger .
By coincidence , I actually installed an external heat exchanger for a baseboard zone Friday . Not my best work so be kind0 -
Burnham Independence PV
Makes sense. My boiler is a new Burnham Independence. Don't know whether it has a coil port.0
