steam to hot water
I'm the new building manager at a six story, 120 unit apartment building in DC that was built in 1938. The heating system here is something I never saw in NYC. Two steam boilers feed steam to a heat exchanger, heating the closed loop water to 135 deg. That loop feeds convectors in the apartments.
The building owner has both boilers online. They cycle from low purge through to the start of the next low purge in an avg of 17 min. The burners only run for about five minutes, kicking off at five pounds of pressure.
Question 1. Do we really need two boilers to power the heat exchanger?
Question 2. How does this hybrid system impact heat loss calculations when sizing a new boiler?
