T&P Valve

Does anyone have any ideas on why a t&p would start to act up after being in service for almost a year? The valve is on a ss ultra piped off the wet side of a mega steam. Everything worked great until it started to relieve itself almost a year later. There is no noticeable change in water temp or pressure. I have already tried replacing the valve, and still unsure if this is a constant drip or reoccurring dumps.

put on a watts pressure guage with the tattletale high indicator --leave it on overnight --you may need a pressure reducing valve --if it needs a pressure reducer and you dont already have you will need an expansion tank ---something may have happened within the municipality where water pressure was changed /// maybe the incoming pressure reducer -used to have a by-pass built in -but now its clogged? or incoming water was open going back to the main distribution but was changed an expansion tank is necessary -or maybe someone is turning it off overnight then turning it back on ------i would leave a pressure gauge on overnight0 -

That would be the Watts 276H300. It has a hose bib connector for easy installation.

If you already have a thermal expasion tank installed, make sure it has not failed. If you don't have one, certainly install one.0
