Sizing One Pipe

Currently have a 1950's H.B. Smith Oil Burner 1.20 gph 96,800 and 405 sq. ft. radiation (nameplate doesn;t say gross or net) I have 384 sq. ft. radiation per the fill-out form from heating help and 92,160 btuh load. This is without the pipes, though they are insulated with asbestos. Do you add the 70-80 feet of pipe? If you were to replace the boiler could I downsize it alittle without sacrificing heating quality, etc?

Don't need to add the piping
384 square feet capacity is all the boiler you need. But if you remove the asbestos, replace it with fiberglass.
