trying to estimate savings...

Very even heat, I have not inspected the mains. Boiler is controled by a t-stat in the middle hall area top floor so it is always on. I turned pressure back to 1.5# from 8 or so. Boiler is in far end of U shaped complex.

    One pipe steam, 32 units, average unit is 500 sq'. Average temp is now 84* because most valves do not close, and no TRV's. Some have 89* areas. Many windows open. How would I calculate savings with TRVs? Gas bill is $2400 average cold months, high of $3600 last winter.

    TRVs would help

    but I'd say the building has other issues....

    How do they control the boiler?

    What pressure are they running?

    Are the mains properly vented?

    is an outdoor control such as a Tekmar #279.

    That is a good suggestion...but how do I throw out a possible savings number for the control & TRVs?

    What I would tell them is, you are spending upwards of

    $25,000 a year and building is too hot, I can't say exactly what % you will save but you will get a savings just in not opening windows with the Tekmar control. I would also lower operating pressure if feasible and see how system responds to it. Also check main vents to make sure they are operating right as steamhead mentioned. I am sure there is an appx way of calculating savings but I think if you just show owner all windows open maybe on a video clip and photo shop dollar signs coming out the window that he will basically get the concept.
