almost looks like a treehouse- photo 9. The ceiling for the lower level was dropped about 8 inches below the joists to allow room for the steam piping, and to keep the wind from brushing the bottom of the insulation and pulling the heat out of it- a common problem with this type of construction.
Photo 5 is the interior in its unfinished state. The radiator valves can be seen on either side.
Photo 7 is the enclosed porch. This radiator was moved from the kitchen.
The three matching ornate radiators- two in the addition and one for the kitchen- are being stripped and repainted, and we'll probably install them in the next several weeks.

Can't seem to find the \"Before\" pics
but we'll attach them if we do. We've been working on this one in stages for the past couple months, and commissioned most of it today.
The old boiler was a 1980s Columbia atmospheric with a lousy near-boiler piping job. The owner was turning the back deck into a four-season room and also wanted to heat an enclosed porch. So we sent the old boiler and piping to China, as it was too small, and the piping had a very leaky joint.
The new one is our usual Smith G-8, a 6-section this time, with a twist. The finished part of the basement has a hot-water loop so we got to tie that in- the 8 series has a dedicated tapping on the front for this purpose. It can also supply an indirect. We also up-sized the header from 2-inch to 3-inch, and dropped it.
Photo 3 is a close-up of the hot-water loop supply tapping. The aquastat is the White-Rodgers #1145-33 which has an 11.25-inch probe element. Mounted on a 6-inch brass nipple and a tee, it reaches all the way into the boiler section to keep it from steaming when only the HW loop calls. The loop return goes to the bottom-left tapping in front.
Photo 4 shows how high this basement is- 12 feet. The branch coming off the left-hand riser goes to one of the new radiators we installed- this one is in the enclosed porch.
Photo 8 is the hot-water loop as it leaves the boiler area. We had rebuilt the bronze B&G circ a couple years ago so we left it in place.

Radiators are painted
the floor isn't ready yet so we must wait to put them in. But the owner took a pic and sent it to us- looking good, eh?

That B&W photo looks like it was taken by Ansel Adams during his Agoraphobic Phase.
Great detail and I never noticed interlocking casting nubs like that between the sections.
"Hvacfreak" is right: Those risers will guarantee dry steam.
I can imagine the satisfaction of lighting off this job or any of yours for the first time on a chill fall day. Cozy and new, yet old in a great way.

now that the flooring contractor is finally done... looking good, heating well and smelling like paint for a couple days ;-) The last photo is what they looked like before we loaded them onto the truck at the salvage company. Big difference, eh?

Fuel savings update & \"before\" pic
Spoke with the owners regarding another job here, and they said their gas consumption was down 15% this past season as compared to the previous one.
To recap- they added on to the house and had us put a radiator in a previously-unheated room. And they're using 15% LESS fuel to heat the place!
The better boiler and proper piping likely contributed to this. We had upgraded the venting some years ago, and the piping was already insulated.
Now you see why we like wet-base boilers with power gas burners!
