Venting for a Mod / Con

Hi...
I am planning on installing a new Mod / Con boiler in an existing residence which is located in Northern Minnesota -- Duluth to be specific. I am presently considering either the Triangle Tube Solo 110 or the Mestek Ray 200i boilers. This installation will be for an existing walkout basement location which faces the big lake.
The physicals around the boiler mounting location are ---
If I run horizontally it would be 8 -- 12 feet to an outside wall. If I run vertically (thru and existing chimney) it will be 20 --25 feet.
It appears both boilers offer either a "Direct Vent side wall termination kit" or a "Concentric Vent kit" for either side wall termination or vertical termination.
My first choice would be the shortest and simplest path-- a side wall exhaust using a "Concentric Vent Kit" from TT for the Solo or a "Direct Vent Kit" for the Ray (I do not believe the Ray offers a concentric kit).
My question here is:
1. Will these side wall venting options perform as well as or equal to the vertical exhaust option??
2. Do you have any practical installation thoughts for side wall installation that would be helpful.
3. Have you experienced any operational problems (say on the Triangle Tube Solo) when installed with horizontal venting thru a "Concentric Vent"??
4. The house is located adjacent to Lake Superior, so lake winds would be normal in the winter months.

You've got a great location to be installing anything. The North Shore is such a wonderful place to be. Please take my advise as only personal experience from a homeowner. I have a Knight vented with a concentric through the roof. I think either way will work for you, but the optimal way is through the roof. With side wall venting, the biggest concern (in my opinion) is visual. A plume of vapor visible out the window may spark some complaints. The roof vent will give the best results for both visual and clean intake air.
Good luck with what ever you do and please post some pics when you are done.
