advantages of gas vs. oil in a steam heat boiler system?

We have a five story 120 year old brownstone that has oil heat and steam system. Strong fumes from old boiler come from chimney bothering owners of roof garden apt. Would a new oil burning furnace correct this or should we switch to gas? If the latter is the only option--are there problems switching if we're only replacing boiler and installing gas lines but not replacing steam pipes, radiators, etc.

Your chimney needs to have a ss liner put in it. If you put in gas they will make you reline the chimney with a liner. Call a chimney Co. and get an idea of job costs. Everything in life comes down to one question and that is how much do I want to pay? The folks on the top floor may pay with their life.
