Rebuilding Bromo Seltzer (Arts) Tower Radiator Traps
There are a total of 44 radiators on 15 floors of the Bromo Seltzer Tower, a Baltimore Historic Landmark. The various floors of the Tower have been restored and converted to artist's studios.
The Tower is heated with a two-pipe steam system fed from a district steam supply grid.
The radiator traps are all old-style Sarco H pattern with an octagonal top. All Steamed Up, Inc. had special tools custom made to fit these tops. The traps were rebuilt with Tunstall parts.

Sarco Repair Parts
Have you guys seen these Model "H" repair parts?

They are still
having problems with one of the faces. They have brought in a couple of clock fixers. The guy from Maine rapelled down to actually move the hands to unstick them. The hands moved then stopped again.
I had entertained the thought to apply for studio space for my stained glass but had a nap till that thought went away.0 -
I really have to admire
a company that makes it's own tools (stamped with your name no less, probably so they will not walk too far
Seems the Bromo Building really has your number now, probably works better than it did on Day One and will see years of good service. I hope that puts your name more indelibly on the map!

State Supply is a good source
of OEM parts, to be sure. But we like the Tunstall rebuild stuff. It installs easier, and they are great folks to deal with!

The Bromo Tower is indeed one of our flagship projects! Since the late 60's, when the City of Baltimore took it over, the system had been run at 10 psi. It now runs at about 1 psi.
Since we run into the Sarco octagon covered trap fairly often in our area, it made sense to have tools custom made to handle it more efficiently without egging the top. Combine it with an impact wrench, and BRRRAAAPPPP, it's done!
Picture #5 above is Steamhead removing the old seat from the trap in preparation of installing the Tunstall rebuild kit.
Pictured below, is the machinist who built our custom Sarco tools for us.

The Tower
is now about 1/3 full. They had their Grand Opening June 5, and had a good crowd. And according to the Artists in residence, a fair amount of the artwork on display was sold.

The Bromo Tower
Used about 200 lbs. of steam per heating degree day(HDD)last season. When compared to over 300 lbs. per HDD before we rebuilt the system, that's not bad, but there were over-heating issues.
All Steamed Up proposed thermostatic radiator valves (TRV) on all radiators in the Artists' spaces and this was accepted.
This is how we did it: Using our lovely impact wrench, we removed the old bonnets on the Sarco/Marsh radiator valves and installed valve rebuild kits we bought from Tunstall. Next, we installed the controls on the new bonnets. In un-rented spaces where the radiators were heating up in spite of being shut off , we installed hand controls. These can be converted to thermostatic control as the spaces are rented.
