The Rinnai 263 or 431WTA. The 263 is probably the best fit with modulation on burner and blower from 5500-11,000btu. It is a straight on/off-up/down thermostat. The 431 WTA model with modulate from 8200-16,700 but has an integral 7 day programmable stat.

    Small Apt Heat

    Okay, so my neighbors decided to close their small garage into an apt. The heat load is approx 12,000 btu's. They are looking for suggestions for heat and hot water. With such a small load I have very few ideas dealing hydronically. Any suggestions ????
