Steam question, Tim

Getting ready to do a church job, has 1900 chapel w/ steam and later 1950s or so chapel with water. The boiler room is in the new chapel. Steam boiler for both, heat x for water side. Changing out to modcon boiler for newer chapel. Steam side now currently runs outside underground appx 100 ft in 3" insulated and probably in tile sleeve. They piped back to old steam boiler room under old church. My question is, how much loss do you think would be on that underground section and my 2nd concern is the corrosion that may be present. I am thinking of relocating back to old boiler room and just running new gas line in trench to old boiler room. The problem w/ this is the church's expense to demo old boiler room. Rebuild some are that is decrepid in same, line old chimney etc. But then we get rid of line loss and possible or probably corroded steam or return line. PS total load in old chapel is only about 210,000 btus.
