1-pipe steam to hot water conversion

Has anyone ever done a 1-pipe steam to hot water conversion in a small multifamily building (4-story townhouse in this case)? I have heard of going from a 2-pipe to hot water and using the risers as pipe chases for pex or pex-al-pex, but I am trying to find out if anyone has come up with any creative method of going from a 1-pipe without tearing up the whole building.

You'd have to
run a whole new set of return lines......
Then you might find out the rads won't work at all with hot-water........
Then you might have a bunch of leaks from the ten-fold pressure increase hot-water would require.....
Keep the steam. When a steam system is in proper condition, it is surprisingly efficient.
