Importance of annual maintenace?

I have several clients that are large apartment complexes. Their heating source is hot water boilers. Alothough we have stressed the importance of regular maintenance they are reluctant to spend the necessary funds to keep their equipment in top working condition. These clients take in over $1,000,000 per months and can afford this work but only seam to be willing to make crucial repairs. Are there any resources, articles or public documentation of the importance of annnual maintenance and the relative cost they should expect to pay for maintenance. If so i would appreciate being able to present these to our clients as confirmation of wat we have been telling them.

    then appeal to thier pocketbook :)

    let them have a brief out line of efficiency vs cost of energy.

    in some instances it is the clearest shot over the bough that you can levy without laying a barrage right on them.

    If you like working for them you might consider offering them a proposal to keep up on the maint monthly. it will not only benefit them in being able to keep hidden costs of ownership down and habbier tenants buh it will also allow your business a chance to do well over time .

    When something goes wrong now they have to go play 'steppin fetch' for someone to come fix it, that could be very costly in cold weather. when some reliable company sees the mechanical room once a month the equipment will remain useful and efficient. Should some problem present itself it can be caught early. when the equipment is out lived its value and new products are presented on the market that are more efficient, your company will be Positioned as it were to present an offer at that time.....

    Couple of things comes to mine. 1) The owner’s manual/installation guide and highlight the part about annual maintence.
    2) Give them some pricing on trailer mounted temporary boilers and don’t forget sometimes you also need trailer mounted generators to run them.3) Ask what it will cost to put tenants in hotels while repairs/ replacement are made.
