did you flush the water after skimming with tsp? would this be at 399 washington st brookline?

    Water gushing from steam vents

    We replaced a 8yr old steam boiler that was neglected and never serviced properly and installed a new Burnham V9 4000sq ft steam boiler for a multi unit condo building in brookline mass. and have had all kinds of problems since including water gushing from new steam vents that we installed. We cleaned boiler with TSP and after we were done the water was still dirty and now the condo ****. is telling us that the problem was never resolved. Has anyone experienced this beofore and what did you do? We did check and tilt all radiators and piping to the best we could.

    Clean the boiler...

    If the water is still dirty, clean the boiler. It doesn't care how much TSP you used. If it ain't clean, it ain't clean and it won't work right.

    This is no two-hour job. Boil some boiler water in a pot and you'll see if it's clean or not. If steam "explodes" off the surface of the water the water has oil in it. Clean, clean and clean some more. Add a pipe to the skim tapping and skim off the oil. Spend a day or two doing this.

    We add a day to our estimates for cleaning the boiler.

    Then check that near-boiler piping to make certain that the boiler is piped according to the manufacturer's specifications. If it isn't, it will never produce dry steam.
