I have a church that I just installed a new steam boiler and it quickly became apparent that there is a large leak somewhere and it isn't anyplace visible, so the underground return is probably shot. What I want to do is convert the lower level two pipe steam rads to use the hot condensate water for heating. The whole system is on a single thermostat. From my understanding what I am creating is an extended loop seal which the radiators are a part of. The total length of this new return would be about 100 Feet horizontal. I may need to leave the supply connected to the lower rad on the left to serve as a drip for the steam supply above, if it is piped this way (I will be taking a look above the ceiling later this week to confirm piping). Right now the lower rads only heat about 1/4 and the lower level heats fine. Probably, the leak is under this floor, so it may be supplying some floor heating, however, a furred out hardwood floor is above the concrete basement floor.
