You be careful with working there..that support under the beam looks like someone was trying to prove that you can balance a book off a table by gradually extending each book placed upon the other a little bit further out there :)...its doable buh that is kinda weirdly engineering for a cantilever beam support.

    What a tight space!!! Still have 2 leaks to address. Would you live here? The 2 units pictured are directly above the leaks. The dangeling things from the ceiling are dead mushrooms. The tenants are pretty upset and I made it clear it could have been done earlier, but I just got the OK and I made it an emergency.

    Thanks, Weez! Those stacked bricks are supporting a sewage pipe but the actual supports are really bad. I asked my helper to not stand over me while I was in there. There would be no rescue if thinks went really bad, but I do not mind tight spaces. It will cost them to not cut an access in the kitchen! Should someone call someone regarding the conditions in the units / future mold? Some people are really affected by mold, I understand...

    Let's just say I handle my own collections...with a bat if necessary...(maybe not THAT drastic...) I have really good lien verbage...that usually gets them.

    but it`s too bad things sometimes have to come to that.

    Are there steam or return lines in crawl?

    If so, I look around carefully, almost always find dirt contaminated with asbestos, require a test of samples of dirt. If asbestos, no work. This puts tenants and ourselves at risk and needs to be addressed by certified abatement company. My .02 worth. Tim

    Before you "call someone" have you had a frank discussion with the owner? Just like a home that had a small fire with lots of water to put it out, that place needs a few days of serious ventilation.

    Did the occupants give you an idea of how long the problem had been occurring?

    Only the property manager. The tenants say there has been 'moisture' in the air for months before the conditions got to where they are now...I feel bad for them. Not sure if I am obligated to do anything more than just fix the leaks. The hot water re-circ loop is leaking and I made sure the management company was aware that it may just blow anytime and if it does, it will be a major flood.

    I am sure getting there! Put on 50lbs in 3 yrs of marriage! My chest, tummy and knees/ elbows really hurt from laying on pipes and letting all the air out of the 'ol lungs to squeeze in. I am scraped up pretty good. This job was not a standard hourly gig...more like " I'm thinking of a number..." I did not sleep well the past 2 nights...pretty painful, but the tenants really appreciated the effort. They told me so.
