steamer stumper...

if that were a hot-water system the building would have flooded. Good catch.

I get a call about an on-going leak in the attic of a 3-story apartment complex. They think it is heat related. The entire ceiling of a 3rd story apt is soaking wet. I crawl all the way across and find the attic is like the inside of a rad, with water dripping from the ceiling in a large area but no leaks. Just soaked in the attic in this well-defined area with water dripping from the ceiling and some areas frozen from the frozen roof. There is a VERY humid flow of air from a common wall that houses the vents for the plumbing. Super tells me they just had a 'leak' fixed on the basement floor in an apt so we head down, but he says of course it has to be in the attic. I tell him I do not think so. After probing around and crawling in nasty, tight spaces, I find a return with all bad traps aparently, that is completely snapped with steam shooting out and filling the crawlspace with steam, which is being sucked all the way up to the attic. The walls of the units on either side of the leak are soaked, and staining bad. One main floor apt has 1.5" tall mushrooms growing on top of the peeling paint. I wish I had the camera. Only fix is to pull a tub, cut out the floor, and fix the leak, then replace floor. Really bad place for a major leak, but...
