No boiler reset or timer device it seems that any type of boiler run timer with no true indoor sensor is garbage ,they over shoot terribable on indoor temp .I installed a simple thermostat using 2 remote sensor to cycle the boiler and as i stated on the first cycle the boilers run time was cut nearly 20 some odd minutes nad had no short cycling room temps where right at 72 perfect the over shoot was only about 1 degree alot better then the heat timer bringing the apts up to about 74 to 78 degrees .I,m really waiting to see the gas bills as i fiqure he will ba saving about 4 to 5 hours of short cycling and temp over shooting each day as for a warm weather shut down i'll just use a simple and inexpensive ranco set point controller and have it open the the W1 circuit off the stat at outdoor temp of 68 , i think that in a perfect system and a building with out alot of promblems that tekmar and maybe a heat timer would serve a purpose and work properly and save money but in this instance that 5 grand heat timer was making things worse as for installing a tekmar 269 on this i don't think it would save any money .The money the landlord saves will hoperfully be used to improve his near boiler piping and some domestic hot water issue which concerns him peace and good luckclammy

    I want to thank Steamhead and a few others for all your insight and help ,Thanks.Well here it goes after installing loop seals,replacing wet returns ,adding main vents to steam mains,replace all 96 raditor vents with gorton 4,5 ,and 6 and installing a vaportroll and re wiring the whole boiler and last but not least install a remote sensing thermostat with 2 indoor sensors and using a temperture average thermostat instead of the existing very expensive heat timer perfection has been achived ,The short cycling is a thing of the past as far as i can see .
    On the first call for heat withthe new control i had noticed that the heat timer was calling for heat my room temp was 74 ,so i waited until my new control was calling for heat at a temp of 72 (just testing) when the sensor finally brought the boiler on to fire i checked my heat timer still calling i timed out from start how long till the heat timer sensor estibished steam circulation which is about 23 minutes at that point the heat timer starts it's run cycle and that the outdoor teemp it was set up to run 24 minutes well about 4 minutes after the the steam
    estibished sensor came on , the remote sensor cycles the t /stat and boiler off room temp 72 savings on running time about 20 minutes .The real kicker is the boiler did not short cycle once it did not even produce 14 ounces of steam pressure either .But what's even worse is that on the day cycle the heat timer cycles the boiler every hour and runs the boiler for a mimium of 23 and then what the clock determines according to outside temp,I can only image how much fuel this set up is going to save at least 4 to 5 hours each day of short cycling so as for now the 2 stage gas valve is on hold and if all things work well maybe the landlord will dig at little deeper and let me re pipe this poor boilers header which is a dead duck in the water .Thanks agin for all the help and support peace and good luck clammy

    Did you use a Tekmar 269 for your boiler control? How was it to set up?

    but I have to say, there must have been something wrong with that Heat-Timer or its installation- we have used the Tekmar 269 with great success on just the outdoor sensor and steam established sensor. But you have it working properly now, which is the most important thing.

    We'd be interested in fuel-savings figures when they're available.

    heat timer

    Steamhead , i think in this case the heat timer and the over sized boiler just where a bad mix ,plus there still one promblem main which i'm cutting into next week .This main was full with water about 2 1 /2 weeks ago and for how long it was is anybodies guess but i have a good guess that there's a large despoit of rust and crap at the of a 2 1/2 main that splits ,it's in a tough spot .I used a infra thermeter and found where it has acool spot so i'll see peace and good luckclammy
