We had just about the whole crew out on this one finishing up. There is a party scheduled here tomorrow and there must have been 50 people working in the house.

The total square footage is aboyt 27,000 sq. ft. on four levels. The entire house is heated with radiant floor heat with a hydro-air second stage. Here are some photos of the house:

    Cooling System

    We have two 15-ton chillers feeding 17 airhandlers. The air handlers are a combination of standard low velocity systems and Hi-V high velocity systems. We also have a refrigeration unit for the wine cellar and a small split system for an apartment over the detached garage. -DF

    Heating System

    The heating system is powered by two Knight boilers with two electric boilers providing back-up. A 119 gal. dual coil Super-Stor indirect provides DHW. The system is controlled by tekmar sequencing /mixing controls with Belimo 3-way motorized valves providing the mixed temps.

    An Aprilaire/Enerzone communicating thermostat system controls the radiant, second stage hydro-air and cooling system. It is tied into a Tronarch BMS system. I like the Aprilaire thermostats because you can adjust the second stage differential. In this case, the second stage hydro-air will not come on until the temperature falls four degrees below setpoint.

    The basement slab is tubed with Wirso tubing and the upper floors are piped with extruded plates. The two garages are also heated. We isolated these two zones with a FlatPlate heat exchanger and charged with glycol in case they are turned off.

    While just about everyone in my company worked on this project at some point, this one was definitely Papa's baby from start to finish. Brian stepped in to help Papa pipe and control the boiler room and chillers. -DF

    Design

    Hi Devan,

    This one was deigned in-house using a combination of programs including: Wright-Suite for load calcs, ADS for radiant design, Taco HSS for flow calcs, Visio for piping, duct and control schematics, layouts and flow diagrams. Dom from Wirsbo did the tubing layouts for us. -DF

    I've said it once now i'll say it again dan foley does fine work maybe you should have a sticker that states this dan and it can be put on your installs or as a bumper sticker ,as always you mech are truely craftmans who are never forced to do good work it there habit and a excellent habit at that ,there's a emorimus amout of pride they put into there work and for myself i see it in all the attention to detail and of course the square and plumb of all the piping and excellent common sense layout.Not to over state it but your guys do some very fine work dan be happy you have such mech who care about what they do ,thanks again for posting your and there's art i love it ,please have your self a safe and happy holiday and as always peace and good luck clammy ps i'm heading down to virigina /d.c area about new years

    Thanks for all the nice comments. We just returned from a nice catered party thrown by the owner for all of the subs who worked on this project. There must have been 200 people there. I have heard many promises of job ending parties when large projects commence. I can count on one hand the actual number that occurred in my twenty years in this business. This owner kept his word. - DF
