Ron Jr.,
From the master of steam change-outs, your comments are most appreciated. I am still amazed that you accomplish in one day what most (including us) can only do in three long days.
I have enjoyed our conversations at Dan's events over the years and hope we cross paths again sometime soon. -DF

Job Pics
I've been so busy, I have not had the chance to post any of our job photos recently. Here are a few that I downloaded from Brian's camera. These are several jobs that Brian and his crew have done over the last few weeks.
The first is a steam boiler replacement in Fairfax, VA. It is a Burnham IN-11 tied into a vapor system. Most of the orifice inlet valves had been replaced and there are no traps on the radiator outlets. By running this one at 8oz. cut-out, we were able to get all of the radiators to heat nicely. - DF

Vaporstats and no runny pipe-dope to srew up the water for the next three years! Drop-header!
Killer Dan. Absolutely done right.

Great looking job, like the detail

Peerless
This one was a steam boiler replacement in NE DC in a tiny rowhouse near Capitol Hill. The new Peerless replaced an old Bryant and we added the indirect.
There were no main vents on the system. All of the air used to vent through the radiator vents extremely slowly. We cut in the two main vents and the radiators now heat up very quickly. -DF

Warmboard
This one is gut remodel of a rowhouse on Capitol Hill. We are using Warmboard on two floors and a radiant slab in the basement. A Vitodens will power the system.
There will be no thermostats on this system. The system will ride the Vitodens reset curve with (5) Oventrop TRV wall boxes to fine tune the room temperature. -DF

Max Tool
This last one is a remodel/addition we are doing in Front Royal, VA. It is a historic manor house that is getting a complete mechanical overhaul as well as new systems for an addition.
Papa is using our new Max tie tool to tie the tubing to the rebar in the slab of the addition. I already have two of these tools and just ordered a third. They really speed things along. It really beats bending over to secure zip ties or squiggies. -DF

Ken
Ken,
I appreciate your comments. With your critical eye, it really means something! I have to give all the credit to my lead mechanics, Brian and Milivoj and their crew who worked hard on this project. They came up with the solution to this problem steam job. I never set foot on the job - just collected the check. -DF

Papa!
How'd you manage to get his pic?!?0 -
Magic
simply incredible. The attention to detail is awsome!! Thank's for sharing....0 -
Nice work Dan!
It's nice to see someone take pride installing & retrofitting steam systems.Obiviously, the installers actually sat down & read the instructions, which seems like a rarity nowadays. What did you use to replace the inlet orifice valves with on the radiators, Tunstall? TIA

Hey!!
Where'd ya get the extension tool for that beast?

Hi Dan: With regards to the Oventrop TRV wall boxes .Can you post me the model numbers that you are useing..Thanks alot. Paul0 -
amateurish . . .
my knowledge - not your work.
Thanks for posting these shots - I've taken the liberty of saving them (with your comments) as examples of beautiful works of art found down in the boiler room.0 -
Nice work, Dan and crew
as always!
Wonder if that Vapor system might have been a Tudor?

You can get the extension tool from Mid-Atlantic Fasteners in Chantilly, VA. Call Todd at 703-222-3278 and ask him to ship it to you. -DF

Dave,
It is easier to get Papa's photo when you don't have to ask him to sign a release!

Vapor System
Frank,
A couple of the original radiator valves are still intact. I will take a closer look when I go back in a couple of weeks to clean/skim the system again. I have not actually been to the jobsite but from photos of the valves, it appears it may be a Hutchison System. -DF

Awesome installs , Dan
You and your crews attention to detail is outstanding , considering today's " slap it in " mentality . The steam install in prticular is reference book amazing .0 -
Valves
Ross,
Most of the original orificed valves had long been replaced. By running this system at a very low pressure, all of the radiators heated. The large column radiators are able to condense the steam before it reached the dry returns. It there was a problem, we were prepared to install either orficed valves or traps, at additional $$ of course. -DF

Re Unibox...the reason I'm asking is that some of the new unibox models are allowing a 10% bypass thru the valve instead of deadheading when that particular zone is up to temp. Since I will be buying some regular TRV's and some uniboxes I would like to know what really is the best module to buy;.....Thanks Paul0 -
Oventrop
Paul,
Here is the exact model # directly off the box:
Oventrop Unibox ET 102 26 32
There does not appear to be an internal bypass. I hope this helps.

ball valve on hartford loop?
just wondering what the purpose of the ball valve on the hartford loop is--diagnostics? maybe you were looking for your own mysterious migration of water!!-nbc0 -
Ball Valve
Nicholas,
The ball valve allows for flushing and cleaning the wet returns without the dirt and oil getting back into the boiler. - DF

Vito, no stat, no waiting
I would love to try a system like that. I will gladly follow this post until that job is completed. Riding the boiler reset curve with indoor sensor feedback, or is it all outdoor sensor controlled?
Regards,
PR0 -
Sensor
Hi Paul,
We will be using the indoor sensor that provides feedback to the Vitodens. I will post photos of this job as it progresses. -DF
