IF BOILER PRESSURE IS TO HIGH,TRY INSTALLING THE WATER FEED VALVE.ON THE BOTTOM OF THE AIR SCOOP AND THIS SHOULD SOLVE THIS PROBLEM, IF THERE IN NO LEAKS.

Relief valve
I have a Weil McLain 468 hw boiler with tankless coil for hw. This morning i went to my basement and there was water on the floor. It came out of the pressure relief valve, it would not reset. I went and got a new watts 30 psi valve in and it worked. I put a new one in 2yrs ago with the same problem. The gauge on the boiler reads 180 D 30 psi,is it normal for this to happen in two years? Thanks tom0 -
What type of expansion tank do you have? If it is a bladder style tank, sounds like it either lost air charge or bladder failed. If standard expansion tank, sounds like it is water bound.0 -
PRV
The PRV may be leaking by. 30 psi is to high and on the edger of popping the new relief valve. Drain to 12 psi and shut off the water to the PRV. Then operate for a few day's and see what your pressure is during a normal cycle. Open the valve back up and if the pressure raises, you PRV is leaking by.

The tankless coil may be leaking into the boiler, raising the pressure.

It has a vent rite Diaphram expansion tank.12 psi max 60 psi 240 max temp.How do you find out if the coil is leaking? thank you tom0 -
turn off the make up water, let some water out of the boiler until the gauge reads about 5 #. if the pressure goes up and you're sure the expansion tank is ok then the only way water could be getting into the boiler is through the tankless coil.0 -
check to see if you have air in expansion tank. at bottom of tank there is a tire pressure type air valve, like on your car tires, remove plastic cap and depress valve core a little bit. If Air comes out bladder is ok, if water comes out bladder bad. Just press valve quickly. You will need to remove pressure from system to check air pressure in tank. Tank should hold 12 psi in air pressure.0
