Black ugly leak from tankless gasket

Went to client's basement to fix a flue problem, we shut the boiler off for five hours while the mason redid the chimney. When I went to turn it back on I found the Peerless TW-3's tankless gasket leaking, black stains down the front of the jacket and a pint on the floor. Looks like its been going on unnoticed for a little while. I took some of the jacket off to see if there might be more than the tankless gasket gone, but it seems to be the sole source of the black stuff.

Why is this leak black? Disintegrating gasket or dead antifreeze or both? How can I find out if there was antifreeze (now gone way bad since the current owner has been there 10-12 yrs with no knowledge of antifreeze)? What can/should be done to clean up the inside if this is the case?

    Antifreeze

    If you send me a sample of the fluid I should be able to tell if there is antifreeze in it. Call me.

    Get anywhere with this Bruce? I hava similar issue. Tankless oozes black goo when its cold during a refill. Seems fine when its warmed up. I bet the original installer used Permatex or the like cause the gaskets are sold seperately :-)
