Refractory Problems

I have an owner with five year old flex tube boilers that he has had to replace the refractory several times. I have not observed in inside of the boiler, but could this be due to operating below 140 degrees F and condensing inside a non-condensing boiler?

Could be
when you open up the boilers, look for reddish deposits in the firing zone and flueways. That's rust, from condensation.
If this is not the problem, the burner flame may be hitting the refractory.
