The two almost universally go hand-in-hand....

There is only one condensing boiler that I know of that does not modulate- The Monitor MZ.

The best on the market IMHO is the Viessmann Vitodens 200. They now offer a "100" version with a slightly different burner and no internal circulator, to compete at a lower price point but with excellent materials and quality.

Triangle Tube Prestige Solo would make an excellent second manufacturer choice. Buderus, Lochinvar Knight, several others are all commonly available. I am sure you will hear more specifics from others. There are many preferences.

What is key is, who will install it and service it? The two go hand in hand.

The installer, like near-boiler piping, is often as much a part of the boiler as the boiler itself.

Add the Dunkirk/Utica UB90 to the list of boilers that are condensing, non modulating boilers. This aluminum block on-off boiler is the little brother to the UB95 condensing/modulating boiler. Also don't forget the Laars CB series also.

    Condensing , non modulating boiler

Dunkirk Quantum 90 condenses w/o modulation, also.

the \"best\" modcon is not enough...

you need a rep that can support you...
i am in Brooklyn NY, and have quite a bit of modcon experience, i am using a lot of Lochinvar knight boilers (which i consider the "best" all-around currently, considering price, performance, reliability, & controllability) - and my supply house gets them from Wallace Ennace - and their support is just great - contact jkatz@wea-inc.com – i just gave you really good info as a professional courtesy, i am hoping you are not my competition as you didn’t say where in NYC you work ;)

    Vito 100

One additional thing about the Vitodens 100 is that the control is VERY basic. It has a heat demand, dhw demand, 120V for the boiler pump, and that's about it. There is also the option for a 0-10V input for reset with an external control.

I was thinking of using a high-Cv diverter valve to use one pump for both, basically transforming it into something similar to a Vito 200 setup except the pump and valve would be external. This would use less electricity, make the piping a littler simpler, and cost less up-front.

There is certainly a lot more venting flexibility with the Vito 100. I am unsure of why Viessmann has apparently changed their stance on PVC's use as a venting material.
