hot water from below steam boiler water line

I saw a diagram in a TACO catalog showing a system circulating hot water from below a steam boiler water line to use in a heat exchanger to heat some other fluid circuit. Is this a viable practice? I am working on a small hotel project that could use this method to heat domestic hot water and/or to heat a basement on the same level as the boiler. The basment currently is not heated and is being remodeled into occupied space. The owners preference is to heat it with old surplus steam radiators he already has that would be converted to hot water use. The current domestic hot water comes from gas hot water heaters that the owner would like to eliminate but keep the equipment on the same level as the steam boiler. The steam boiler is to be replaced, so it may be more practical to put in a seperate hot water boiler to heat the basment and the domestic hot water.

    Be careful turning that space into living/sleeping areas. There is alot you have to do in order to comply. Check with your municipality and get permits.

    Hot Water and Steam

    My question is does the hydronic loop have to be trapped to below the water line in order for the hydronic loop to maintain its "prime" during the off cycle? Will the use of flow control valves also prevent this?

    You could also use a steam to hot water heat exchanger above the water line. It's all in the piping.
