This 20yr old valve seems frozen
I didn't want to force it, though it's keeping the water way too hot. Looks like a pretty cheap thing. Any brand recommendations for a replacement?

that's a....
Watts 70a...pretty inexpensive valve. you can get replacement guts for it for 30 bucks but I am not sure you could get it apart.Whoeer put it together did use unions and shutoffs. My sugesstion would be to upgrade to a honeywell/sparco or a Taco5000 series valve. Much more reliable...follow the install instructins and trap out the water supply to the valve....kpc

First problem wirth this valve is that it is not trapped, per manufacturers instructions. Being right above the heater like that will burn it out in not time. This is a good valve when working and installed correctly. Some of the newer valves don't require that you trap them, so pay attention to the instructions
