Water too hot

could be fed off of the water on the steam boiler. With a five family building, that would prolly get you the most hot water at the lowest cost, and with it's own pump and stat, you would solve your overheating issue. More money up front, but would be the better course in the long run I would think Go to heating Q&A and then the thread condensate hot water heating. This would apply to a domestic hot water maker as well.

    Water too hot during heating season

    When our boiler is producing steam for the radiators the domestic hot water is too hot, even if we set the temeperature as low as 120 degrees. If the steam isn't on, the hot water is fine. How do I start troubleshooting this?

    Auto Mix

    I recommend a seperate hot water heater over a coil.It will solve half of your water problems...But if you like a coil ,install a auto mixing valve to regulate tap temperature....

    Thank you for that prompt response. Would a separate water heater require a separate burner?

    The auto mixing valve is a compelling suggestion - I didn't know such a device existed. Our building is a 5-family, just to give you an idea of the application. Is there any particular valve manufacturer you would point me to towards?
