handy tenants
i have an apartment building wa 1 pipe steam system in it.i have the system purrin like a kittie. i installed 50 danfoss 1ps trvent valves ,they really help balance the sys.but i have 1 tenant who removes them in their apt. and it throws things off and talking to them does no good they are just sneaky. How can i stop them from removing the valves? the vlves are installed on 1ps cast iron free standing tube rads. thanks0 -

From my experience as a landlord (25+ years) I doubt if they'll change. If they do, it will require you making it easier to go along with you than to show how much smarter they are.
Why not a two copies of a letter, one registered and one by regular post. Be sue to CC it to your attourney.
Notify them that (in all states) preventing other tenants from the quiet enjoyment of their tenancy is grounds for eviction.
Also, unauthorized tampering with the operation of a buildings mechanical system is grounds too. Especially if the tampering decreases safety, puts themselves or others at risk or discomfort, or raises operating costs.
By the way, the reason for two letters is so they actually read the message.
I've had tennants "too clever by half",who won't accept a certified letter. They don't realize that the letter is just legal proof that you tried to notify them. If they're too dumb to accept the notification, it means nothing in court.0 -

Sounds like a saftey issue also. If something should happen to the sneak, he would probably sue you.
I would do the letter also. If you catch them after that adios them.
