    Burnham,steam boilers - leakers

My company has had 3 calls in the last year, boilers sections leaking ,all under warrantee - 5,6,and 9yrs old, anyone out there with similar problems ??? Maybe Glen Stanton from Burnham could respond ! Always had great respect for the boilers and very few problems ! Was there a design change ? Others had mentioned problems with leakers also !

    Leakers

I've come across 4 in the last 5 years. They were all but one due to horrible installation and neglect.

Burnham took responsibility for the one that had a factory defect.

one 9 years old, but not under warranty

In December, we had one on one of our own installations, so it wasn't the installation. Burnham would not warranty it as the warranty was only one year until 2000, when it went to 10, or so they told me.
This was a 500,000 BTU boiler.

We put some oatmeal in it and it's working fine now.
The landlord may have us replace it this summer, but you never know with this landlord.

I would be focusing on things that these three systems had in common. Things such as less than functional main vents, possible steam or return side leaks, water quality (high chloride levels or unbalanced PH levels), excessive water addition due to system leaks, uninsulated mains in a cooler than normal space, etc.. More often than not it has nothing to do with the boiler but everything to do with the system. There have been no design changes to the gas steam boilers. Hope this helps.

    Burnham leakers

I have seen more than I care to remember doing insurance inspections and investigations. Burnham had a casting problem that led to many failures but much to their credit, they did stand tall and honor the warranties and added some labor to boot.

    well gas man...

like they say, YOU GET WHAT YOU PAY FOR. since burnham was giving boilers away free to anyone converting from oil to gas (through the gas company), i would say that they probably manufactured too many over a short time and couldn't maintain quality control. there have been a lot and i mean a lot of burnam boilers that have suffered the same fate that you speak of.

but, i do have to give burnham credit, they have been good about replacing them free of charge. they have even gone as far as replacing some of these with the megasteam boilers which i believe are the best res. steam boilers out today.

    Little confused

Allenleo seems to be a little confused, he's got gas and oil intertwined. The Indpendence boilers have been great boilers with a good track record from my experience, Burnham did have issue with the V7 oil boilers that were manufactured back in the 90's, but that was with the water boilers and they did do a great job standing behind the warranties. If you have a failed steam boiler I would be looking for what Glen Stanton pointed out, fresh water make-up and chloride issues.
