Conversion oil to gas

If what you really want is to have the tenant pay his own heating bill I would just have a small boiler or instantaneous as a boiler and water heater put in with a separate gas meter for the tenant space. Depending on the building and system the old rads can be converted or baseboard installed. Your current steam boiler will then be oversized but that's not a too big a deal, you can convert to a lower input nozzle. You'll have an interesting time pricing out the options.

    Converting oil to gas

    Ok.. I own a two family rental. The house has a oil burner that i want to convert to gas. In addition i want to add an additonal gas burner so both tenents can control their own heat. Tenents are never happy with my heating preset... Wanna take myself self out of the heating loop. Oh yeah the house is steam heated. Can anyone give me direction on how to convert and zone heat so that i don't have control anymore.

    About conversion part only, recommend replacing steam boiler. Oil and gas boilers are made differently for venting flue gases. I convered my boiler 5 years ago and within three months changed back to oil burner. Higher gas bills by 15%

    You would need to seperate the radiator risers and run a seperate steam main and return for the 2nd system .

    Most would chose to convert to hydronic heat.Run two loops of baseboard.

    I understand where you're coming from. This is a very expensive conversion if you want two separate systems. I wouldn't do it unless I was planning on keeping the place for more than about five years.

    Since you woun't be caring about heating costs, you can put a gas burner (Carlin makes them) in the steam boiler, cap the radiators in the other apartment and let that tenant pay, pay and pay some more. Talk about inefficient! Oversized steam boiler with a gas connversion. But it's not your quarters any longer. It'll be their dollars.

    Then put in a separate system and boiler for the other apartment. Most would use, as was said, hot water baseboard. It's cheapest to install.

    If you need a challenging hobby and like threading pipe, you can split up the steam system, run another main and have two steam boilers. Get a hand threader and you can get a good workout too! I did that in one place. As it was my labor, it wasn't too costly.

    You're looking at big bucks here. But if its costing you $4000/year now for oil, it would probably pay for itself in three or four years.

    Get all the proper permits, for I'll bet when these folks get their bill they will be calling the inspector.
