I need someone in the NYC area that really knows how to find a leak.
The church has a steam heating system (hybrid two pipe/one pipe) with three zones. Water is lost only when one particular zone is operating. 95% of the pipes in that part are either exposed or I have looked under things for leaks. Nada.
All the returns are dry returns, so there is no chance condensate from one zone is going into another.
The few areas that I cannot exactly see show absolutely no signs of any significant water leakage (which is on the order of 30 gallons per week or more), such as surrounding moisture, wall damage, etc.
Plumbers have had no luck. They replaced the only "under the floor" pipe last year.

Have you checked
for any trap blow-by that might go to a condensate receiver that is vented to the outside? Any visible vapor outside?
Is the zone with losses on the two-pipe side?
That much water just has to show up if inside the building as you said. Absent visible damage, what is going on outside?
