best of luck
A new start-up that specializes in steam heating? The last time that happened was probably 1927. Good luck with your new business that deals with steam's old technology. But oh what wonderful stuff. I'm jealous.
If there is anything I can do, let me know. We all want you to succeed!
Best regards, Pat0 -
Congrats!
Frank:
Best of luck to you and Gordo! I'm sure you will be quite busy, but I'm surprised I did not find a link to you in FAP! It's worth the money... just ask the pros listed!
Looks like they could add some 1PS TRVs to save even more. And as I rememember, you even know someone who can help you install them..
Best of Luck!

That's coming
watch FAP for it, soon as we finish the ad design. I had convinced my former boss to put an ad there, and we got a lot of work from it while I was with that company.0 -
I pity your old boss
How in the world does he go about finding a replacement for someone with your talent.
Best of luck with your new venture. Quality work always finds customers that are willing to pay. Your customers should be grateful twice. They found you and your wealth of knowledge and their problems will melt away.0 -

Outstanding research and stuff to make it all happen and help HO and building owners be happy with there steam systems .No one else would venture to do the fine thinking out of what has to be done to get these systems up to peak performce and the building owners should be happy with the lowering of there fuel bills and the comfort of there tenants and no complaints .Wishing you only success in your new bussiness venture .Peace clammyR.A. Congradulations Frank.
If anybody deserves your new found business, it's you and el Gordo!
That is an awsome job you've got going there. I would have loved to have tagged along for free to see you at work and to improve my steam knowledge. Would be a great building to learn in.
Good luck to your new adventures. Keep up the awesome work!!!0 -
Bump-up

Congratulations Steamhead!
What comes around goes around.
That being said, I'm sure there are many good things coming your way.
Thanks for all your help last year with some of my steam issues.0 -
Ain't it grand!
Frank,
Although we only met once, your help to this "meer homeowner" was invaluable and you are one of the reasons I want to be in this profession. I'm jealous you did it before me!
Best of luck, and if I can be of any help, please don't hesitate to ask...

Staying at the high end of the trade you and your partner should have as much work as any 2 people could handle. I hope you get busy enough to find a few smart helpers to keep your knees and shoulders working till really old age. Using weld o lets is a great way to go. My company uses hundreds for gas piping ties, shoot a hole and weld around it. I would suggest looking into a 120volt wire feeder, like a Lincoln sp125. We have one we use if we need to work inside buildings, very little smoke or spatter. Good fortune to you, I doubt if you'll need much luck.0 -
You'll do fine..steam brother
I see you have a fetish for Gorton #2s as well. I am still waiting for the #3 Main main to hit the stores..I proposed it more than a year ago...right here. Ken Kunz...are you listening? Good luck Frankie. Mad dog

January 2006 Update
The system's increased efficiency is obvious. The entire building is being heated instead of just one-third of it, but the gas consumption as measured in therms per degree-day has not gone up. It hasn't gone down either, but we can see they are getting three times the results from the fuel they use.
We just replaced the old, ailing Honeywell CentraTherm reset controller and (misplaced) sensors with a Tekmar #269 and properly placed sensors. It will be interesting to see how this affects fuel consumption.

sensor related
HEY Frank, where is correct spot for heat-timer sensor on five storey residential bldg ? i know you got the answer. thanx,bob0 -
In general
and subject to manufacturer's recommendations:
An outdoor sensor should be on the north side of the bldg. If the wind usually comes in at an angle such as northwest, the sensor should be near the northwest corner. Locate the sensor high enough to prevent vandalism.
On steam, the "steam established" sensor should be on a steam pipe as far away from the boiler as possible.
On hot water, the water temp sensor should be near the boiler outlet.
If indoor room temp sensors are used, follow the manufacturers' instructions to locate them.

2005-2006 heating season figures are done
At the start of the season, this building was using 7.8 therms per degree-day. At the end it was using 5.3, which is a 32% reduction. Couple this with the fact that the whole building is properly heated now, and we can see what a dramatic improvement this was.
Interestingly enough, the seasonal average therms per degree-day was 6.4- the same as the previous season. The higher monthly consumption at the start of this season was probably due to the bad reset controller (which we replaced with a tekmar 269), which meant the boilers had to be turned on and off manually.
We've now proposed that they insulate all their hot-water distribution and recirculation lines- all 900 feet of them that are accessible. This will produce further savings.
Here are a couple of pics of the riser vents we installed. They're Gorton #D vents. The second pic shows how we installed one on a riser that was concealed in a bookcase.
